Openings

Madelia Lodge LLC opened a 41-room AmericInn in Madelia, Minn.

Purvie Enterprise LLC opened a 60-room Comfort Inn in Brooklyn, N.Y. Harshad Patel operates the hotel.

The Seminole Tribe of Florida opened the 500-room Seminole Hard Rock Hotel & Casino in Hollywood, Fla. The property includes a 130,000-square-foot casino.

Siblings Thelma Wilke and Brian McCarthy opened a 124-room Savannah Suites property in Hampton, Va.

Wooster Hotels of Ohio Ltd. opened a 92-room Hilton Garden Inn in Wooster, Ohio.

Acquisitions

Emerald Hospitality Associates manages the hotel.

HEI Hospitality acquired the 250-room Renaissance Fort Lauderdale-Plantation Hotel in Florida from LNR Property Corp. for an undisclosed sum. Molinaro Koger structured the deal on behalf of the seller. In an unrelated deal, HEI purchased the 215-room Omni Indianapolis North from a subsidiary of Massachusetts Mutual Life Insurance Co. for an undisclosed sum. Merritt Hospitality, a wholly owned subsidiary of HEI, will manage the hotel, which will undergo a $4.6-million renovation and be repositioned as a Hilton Hotel.

McLean, Va.-based Highland Hospitality Corp. signed a definitive agreement to acquire the 202-room Courtyard Denver Airport hotel from an undisclosed seller for $17.25 million--about $85,400 per room.

John Q. Hammons Hotels sold the 258-room Holiday Inn Select Bakersfield (Calif.) Hotel and Conference Center to Newport Hospitality Group of Newport Beach, Calif., for an undisclosed sum.

Royal LLC of Gig Harbor, Wash., acquired the 123-room Hampton Inn I-10 West in Phoenix from Electric Capital Business Asset Funding of Scottsdale, Ariz., for $4.5 million. CB Richard Ellis Hotels negotiated the sale.

Stafford Savannah LLC of Tifton, Ga., acquired the 171-room Holiday Inn Midtown in Savannah, Ga., from Gateway Hotels for an undisclosed sum. Thompson Calhoun Fair brokered the deal.

Sun & Sand LLC, a Massachusetts-based hotel developer and operator, sold the 84-unit Hampton Inn in Sturbridge, Mass., to SDP Partners for $5.63 million. Optimum Hotel Brokerage closed the sale.

The Falor Cos. agreed to purchase The Tides Hotel on South Beach in Miami from an undisclosed seller. The price for the 45-room hotel was not disclosed. The Falor Cos. will convert the property into a condo-hotel.

The Procaccianti Group acquired the 249-room Holiday Inn Select in Orlando from Jefferson Pilot for an undisclosed sum. The group plans to spend $4.5 million to renovate the hotel.

West Palm Beach Hotel LLC, an affiliate of Hotels Unlimited, purchased the 175-unit Radisson Suite Inn Palm Beach- Airport in Florida. Neither the seller nor the purchase price were disclosed.

Management

AEW Capital Management acquired a 212-room Holiday Inn in Washington from Wright Investment Properties for $25.9 million, on behalf of AEW Partners IV Fund. WIP will continue to manage the hotel. In a previous transaction, Wright Investment Properties sold a parking lot adjacent to the property to an undisclosed buyer for $7.4 million.

Des Plaines, Ill.-based First Hospitality Group added management contracts for the 297-room Holiday Inn Select Chicago O'Hare; the 120-room County Suites in Chanhassen, Minn.; the 155-room Wyndham Garden Inn in Buffalo Grove, Ill.; and the 143-room Best Western in Wheeling, Ill.
